What it is

A white-label property management platform for South African rental agencies and landlords. Locare covers the whole rental lifecycle in one system: leasing and tenant onboarding, rent collection with automatic reconciliation into a double-entry ledger, trust accounting with owner statements and split payouts, maintenance ticketing, documents with e-signature, and a branded rentals site on the agency’s own domain.

It handles other people’s money, which sets the standard for everything in it — POPIA-aligned data handling and PPRA-aware trust accounting are requirements, not features.

How it is built

The back-office is Next.js 14 on the App Router — rent rolls, payment review and financial reporting. Tenants and landlords get native apps built in React Native through Expo, branded per agency rather than per platform.

Underneath both sits an immutable double-entry ledger. Every invoice, receipt, deposit and owner payout is a posting that cannot be edited after the fact, only reversed by another posting. That is the difference between software that reports on money and software an agency can be audited against.
